Jean Paul Lacombe kidnapped off school bus!

Ohhhh my goodness!  I just saw on the news about this poor little boy who was recently kidnapped by his father, Jean Philippe Lacombe.  He somehow falsely convinced a judge to court order that the child be put into the father’s custody.  So officers went with the father to the school bus where they forced the boy off kicking, screaming, and pleading for someone to help stop them.  He cried out that he was not his father and that he abused and hit him.  He fought with every inch of him to stay on that bus.

So they pull him off the bus, hand him over to the father, and now the father has fled the country.  He isn’t supposed to have custody of him and now they are both missing.

This absolutely INFURIATES me!  This is just another case of people just “doing their job” and nothing more.  Why didn’t anyone stop to question if the boy was telling the truth or not??  Why the hell did they hand the boy over?  I don’t care if it was court ordered.  If I were a police officer, I would have at least made some phone calls or something.  I would have double checked and told my superiors what the boy was saying.  Seriously, how can they live with themselves knowing the boy was crying out for help and they handed him right over to the bad guy?

Not only that, but they did this one a school bus full of small children!!  What the hell??  Those children are certainly traumatized by that.  It probably scared the crap out of them.  And what about any friends that boy may have had on that bus?  Imagine their horror!

This is just unacceptable!  Yet again, just another reason why people disgust me.

Home owners and their lack of responsibility.

As you may or may not know from reading my previous blogs, my husband and I have been on the hunt for our first home for a few months now.  It’s been quite the adventure to say the least.  I have learned a lot along the way and there is one subject that I would like to talk about… home owners and their lack of responsibilty!

It’s been amazing to me to go into fairly modern housing developments with spacious single family homes, to see that the houses are in ruins.  These are homes that were not too long ago, gorgeous.  There, of course, is a difference between losing your job and not being able to afford the upkeep of a large home versus just being a lazy slob.  I can always tell where the lazy slobs live.  Those are the ones that can’t even bother to clean up the trash in their yard or control the weeds and have sheets for curtains. 

I’m sorry, but you have no business owning a home if you don’t have anough motivation and sense to at least take care of your investment.  Usually, I say “to each, his own”, but in this case, what you do effects everyone around you financially.  Unless you developed some medical condition and have bad circumstances, then there is no excuse.

I was in a Dominion housing development and passed by this home that had potential to be lovely.  The houses on each side were well kept.  This house, however, looked like the garage door was used as a shield in a war!  It had dents all over it and was hanging at an angle.  It clearly didn’t work anymore.  Through the open gap you could see piles of what looked like wall to wall garbage inside.  Outside wasn’t much better… trash and miscellanious crap strung about.  There were two young and healthy looking teenage boys out front playing around.  It made me think about my days growing up… if that were me, my parents would have made sure I had that all cleaned up immediately.   With two strong boys living there, why isn’t that place cleaned up?

I think it should be mandatory that if you are a homeowner you must abide by rules to keep your property clean and appealing.  I’m not saying it needs to be spotless or completely in tip top shape, but just that there should be rules about people turning homes into eye sores.  If you can’t take care of your home, then you have no business being a home owner.

Another thing that just kills me… is going into these foreclosure homes and seeing the condition people leave them in.  I went into a home that was at one time a $180,000 home.  It had close to 2,500 square feet and a very unique spanish style architecture inside with massive vaulted cielings and archways.  I walk in and all the carpet and flooring is gone.  Almost every wall is infected with mold, has holes, and dirt/scuff marks/stains.  The mold problem was really bad and freaked me out just going inside.  Many of the cabinets had been ripped out and the appliances were missing.  The outer garage door was gone and a massive piece of plywood blocked it off.  The home had been reduced to $95k, but my agent said there was no way the bank would ever get that much with it in that condition.

That was just one of the many destroyed homes I have seen recently.  Just completely neglected and mistreated by home owners that just don’t care.  Many of these people who lose their homes become hateful and veangeful towards the bank who is taking it back.  Why?  It’s not the banks fault that either you screwed up and weren’t responsible or that you had some terrible life altering situation and you can’t manage any more.  Why punish the bank just because you are screwed?  The bank is simply trying to cover their backs so they don’t end up like you… bankrupt.  They are simply doing what YOU AGREED TO in your contract.  You can’t blame the bank for what’s happening to you.  I can’t understand why these people who end up in foreclosure can’t just vacate with some respect and grace.  Don’t try to make everyone else suffer along with you.

I had an interesting thought the other day while checking out a neighborhood we like.  I feel like this point in time is an opportunity for change and sort of… well… a “cleansing” period.  People who never should have had homes are being forced out to allow people with some sense to take over.  Now before you go cussing me out… please know I do not mean that statement towards anyone who has suffered circumstances beyond their control.  I realize a lot of people out there are suffering and being evicted because of things they had no control over and I truly am sorry for them.  I am only talking about people who somehow got a home, had no intentions of maintaining it from the beginning, and just decided screw paying the mortgage.

I spoke with an older woman in that same neighborhood.  She had been there since it was first developed in 1996.  I asked her how she fealt about it currently.  She said “don’t let the less appealing houses around here scare you away. This really is a great community.  Most of those people are losing their homes and won’t be here much longer. A lot of them have already left and we really don’t have any problems in this area.”  She then proceeded to point out the homes that were previously foreclosures and are now being renovated and made like new again by someone with some sense.

It’s just sad to me.  People just don’t take pride in their investments and their lives anymore.  They don’t care about their neighbors or if they live like slobs.

This also got me thinking… I hope that with all the tax credits, grant programs, and foreclosures… that we don’t end up putting more idiots into these homes that won’t take care of them.  I truly hope we don’t see a major downfall in quality of neighborhoods because people with lesser income get in there and can’t afford the upkeep.  I think part of the problem is a lot of people who buy a home have that “apartment mentallity”.  Meaning, when you live in an apartment you don’t have to take care of anything.  There are no upkeep expenses besides your rent.  So these people move into a house, not realizing that if the roof goes bad, they have to pay for it.

It’s a sad state we are in.  Just another topic to add to my long list of disappointments.

On the road to being first time home owners!

A lot has happened since I last posted about our housing situation!  As I mentioned in an earlier blog, we were working with 5th 3rd to get a preapproval for a mortgage.  We were having some issues with the fact that my husband was 3 months short of a full 2 year work history and that he had been in prison prior to that.

It turned out to get really frustrating working with 5th 3rd.  They gave us a conditional preapproval but said they wouldn’t finance us until February.  Initially they said they would accept hubby’s prison work history, but after I went to all the trouble to get it and send it to them… they said we still had to wait.  Needless to say that pissed me off.  So then my parent’s said they would cosign and they have excellent credit.  Fifth Third STILL was going to make us wait until February!  Between all the lengthy delays and not hearing from them in a timely manner, I finally got fed up and said “screw them”.

So, we went to Strategic Mortgage as recommended by our realtor.  I explained what I had been through with 5th 3rd right off the bat and made it clear that I expected quicker results and for them to be straight up about our situation.  They said they didn’t see any reason why we wouldn’t get approved, even with hubby being 3 months short of the 2 year work history.  We have had some frustrating moments in our communications, but we finally got our preapproval!

We had found a house on 3 acres that we really liked.  But 2 hours before we were about to make an offer, they took it off the market and we haven’t been able to reach the bank that owns it.  So, we continued looking and found another 1,800sqft property in a nice neighborhood for a really good deal.  We just made an offer on it last night… literally… in the middle of the night!!  So, we are just waiting now.  Fingers crossed!

Our realtors have been fantastic!  We have been working with a second agent while our primary is out of town.

The house we are buying needs some roof repairs and a small amount of drywall repairs.  Because of that, we have to go with a FHA 203k rehab loan.  We can’t use straight FHA apparantly.  That sucks a bit because the 203k loan has a slightly higher interest rate.  Not much… about .25% higher.

The lender was trying to get us to use the Ohio Financing Agency (OHFA) grant that offers 2.5% of the purchase price for down payment and an interest rate increase of 5%.  I just told him that’s not the program we want to use.  The city of Columbus has a better program that offers up to 6% or $5,000 of the purchase price for down payment, closing costs, and/or principle reduction.  There is no interest rate increase with that one that I know of.  So you can see, that is a much better first time home buyer down payment assistance program.

We lowered the price on my parents home by $2,000.   We are hoping that if we move out, it may help people see the potential of the house better.  Of course, we will leave some furniture for staging purposes, but I do think it will be much easier this way.  I’m tired of constantly having to keep this house spotless anyway!  Haha!

Everyone… keep your fingers crossed and pray for us that we get our first home!!

First time home buyer tax credit extended into 2010!

I am very pleased to hear that the First Time Home Buyer Tax Credit of 2009 was officially extended into 2010!  As I mentioned in a previous blog, this will now allow first time home buyers extra time to purchase a house.  You now have to have a signed purchase contract by April 30th, 2010 and you must close on the home June 30th, 2010.

This is fantastic news for my husband and I.  We are still trying to find a buyer for my parents house and we cannot buy our first home until that one sells.  There would be no one to pay my parent’s mortgage.  We are also still trying to work out our conditional mortgage loan commitment.  We have to work a few things out in order to be approved now.  Otherwise, we are gauranteed a loan in February 2010.  If they hadn’t extended the tax credit, we might have missed out on it.

For those people who are already questioning whether or not the government will extend it yet again, even farther, if you can buy now… I highly recommend it.  It did seem that they were quick to extend this and eager to do so, but there is a lot of controversy about the debt our government is incurring by approving the first time home buyer credit.  There are no gaurantees it will be around after this new expiration date.  Besides, buy now… help the economy!

Vicious murders, beatings, and rape running rampant.

I was trying to decide what topic I wanted to blog about next.  I had plans to talk specifically about the man who killed his wife and child, then himself.  I heard about it on the news a day or two ago.  But when I started to look for more information on the Internet, I was bombarded by news headlines about a billion other horrible crimes.  It just pissed me off and really made me want to talk about the whole mess of the world in general.

First, about this man who killed his wife and child.  He had Parkinsons and although they had a nice home and seemed to be a happy family, they apparantly were having financial problems.  Now, whether or not the wife was in on this or not… I just want to say… that is so selfish.  He killed his 9 year old son.  I’m sorry, but just because you created your child, you do not have the right to just murder him when YOU don’t want to deal with the world and your problems anymore.  The least you  could do is kill yourself and leave them alive.  I know that sounds horrible, but it’s much less selfish then taking the lives of everyone around you.  Although they would be traumatized, at least they could move on and hopefully have a happy life later on.

I came across headlines about a fiance who brutally beat his fiancee just before their wedding.  Another about a step father who beat his 2 year old to death.  Then there is the guy who went on the rampage at Fort Hood shooting everyone around him.  Not to mention I heard on the news about a poor elderly woman walking in her senior community that was stabbed and killed.  Not too long before that I heard about some guy who was caring for an elderly woman, raped and murdered her.

WHY????? 

I am not a violent person and I certainly wouldn’t want to stoop to their level, but this stuff really envokes feelings of vengeance.  NO PLACE IS SAFE anymore.  Not even in the best neighborhoods.  Hell, not even in your own home some times.  Now days you have to worry about whether or not your significant other lost their job and is going to come home and kill you because they think you are both better off dead.  Or if your teenager is going to freak out, decide their tired of all the antidepressant medication and your authority and kill you.  Or if they will just kill themselves.  Or if they will go to the school and shoot everyone in their classroom.  Or if the seemingly normal guy down the street is going to go whacko and kill your pets.

I just don’t understand it.  I don’t understand how people have no value for life and happiness anymore.  You know, if I lost everything I have… my money, my home, and even the people I love… yes, I would be horribly depressed and feel helpless.  But the one thing I would not feel… is that life is not worth living anymore.  I certainly would not feel like my depression or anger would give me the right to hurt someone else.  Even if you lose everything that means anything to you… it is NOT the end of the world.  It does not have to be the end of your life.  Time heals wounds if you get up and brush yourself off and move on.  Sure, it’s hard for a long time, but things can get better if you make it happen.  People just let the sadness and anger take over their lives.  It really is a waste too.  I cherish even the simplest things.  If the sun is shining and there is a warm breeze… then I am happy to be experiencing it.  I would accept losing everything important to me and that warm sunny day… over death… any time.  Why?  Because I know that things will not be bad forever if I don’t let them.

Police find 11 dead bodies in the home of Anthony Sowell

I was absolutely horrified when I heard about this on the news!  This man, Anthony Sowell, had been raping and killing women for who knows how long and keeping their decomposing bodies inside and outside of his house.  They say they found a severed head just left in a bucket in the basement.  And that other bodies were in the house decomposing.  All the while, this psycho lived in this home.  What?!  Seriously?!  It is so hard to comprehend how a person could do such terrible things to other people and then live that way.  I can’t help but wonder what the hell is going through his head day to day.  How could a person live with the stench of dead bodies in their house??  I mean, his whole sense of reality and life has got to be completely screwed up.  This man is a complete waste of human life.  He is worthless.  He is destructive in the most disgusting and inhuman way.  I hope and pray that they give him the death penalty.  Even that would be too good for him.  I hate to say this, but in a fair world… he would get exactly what he gave to those poor women.  I most certainly do not want my tax dollars to pay for him to continue his miserable life.

I feel so bad and so sorry for the poor people who have their lives destroyed by losers like this.  I just can’t imagine the horror and pain they went through.  All I can do is hope that they died quickly and suffered as little as possible.  It’s just so sad.

I just can’t understand what the hell is wrong with people.  The human race can be so evil and disgusting.

Almost have our mortgage loan commitment!

Good news everyone! We got a conditional mortgage loan commitment! Being that my husband was in prison up until February 2008, he is 3 months shy of the 2 year work history requirement. Initially, we thought that might stop us from getting our mortgage for our first home, but 5th 3rd has been very gracious and are trying to work with us anyway.

I wanted to write about this because I am sure there are many other ex-felons out there who are trying to start a better life for themselves and probably feel like no bank would ever give them a mortgage. Let alone a major bank like Fifth Third. Well, don’t let that hold you back. If you have worked 2 years and your credit isn’t absolutely horrible, then they may work with you.

Anyway, the bank needs to show that hubby was in his line of work for a full two years. It just so happens that he worked for the prison on a work crew doing construction type work (which is what he does now). I never would have thought to try to use that to show employment history because… well… it’s prison work and he only made $18 per month. Suprisingly, the loan underwriter is the one who suggested using that to show employment history. That truly was a blessing. I never would have expected them to say that.

It wouldn’t have been a big deal anyway if we weren’t able to use his prison employment. We were told that we are gauranteed a loan by February when he would reach his full 2 year employment anyway.  I just didn’t want to wait of course.  If we find a buyer for my parents house now, and we can’t buy until February, then we may have to move twice.  Ugh.

So now I have to deal with getting the prison system to provide me with documentation of his work history with them.  That’s going to suck for sure.  I am sure it won’t be easy.  Hopefully it won’t take me too long.

So, we pretty much have “all our ducks in a row” now.  We just need to sell this house!

Will the school levy effect the sale of our house?

We are still trying to sell my parent’s house so my husband and I can go buy our own first home.  Hopefully before the first time home buyer tax credit expires.

Since we listed the home for sale, we seemed to hit a dry period with no potential buyers and no showings. We had a lot of issues here in Grove City Ohio with the Southwestern school levy not passing.  It caused a lot of problems in the community and practically devalued our schools overnight.  Well, we voted again and the levy passed.  On one hand, I don’t want to pay more taxes, but on the other hand… it was a nightmare for the real estate market in Grove City.  I have heard from a Mortgage Broker, a Mortgage Lender from 5th 3rd bank, and my Realtor that the levy failing the first time had a big impact on home sales.  Now that it passed the second time around, I am really hoping to see more buyers.  Grove City has always been well known for having good schools and good neighborhoods.  When the levy failed, we no longer had student bussing or extra curricular activities.  All should be good now though.

Latest News: Extension of 2009 First Time Home Buyer Tax Credit Incentive

It’s the latest news!  The senate has come up with a deal to extend the 2009 first time home buyer tax credit incentive into 2010!  It’s not official yet… but I say “yet” because it looks very promising.  You know how it goes, it may get warped and manipulated into something else along the way, but this is the latest news on the first time home buyer tax credit…

The initial plans are to extend the expiration date and slightly modify how it works.  Instead of the first time home buyer tax incentive expiring on November 30th as expected, you will now have to have a signed purchase contract by April 30th, 2010.  So, you must be IN CONTRACT by April 30th, 2010.  Then they are allowing an additional 60 days to complete the sale and close no later then July 1st, 2010. 

I personally am very grateful for this extension.  My husband and I have been scrambling trying to help my parents find a buyer for this home we live in (their house) and let me tell you… we are running out of time.  I was going to be extremely disappointed if we missed out on this tax credit.  Now I feel a bit more relieved and not so much pressure.

In addition, there are talks of another perk to be worked into the first time home byer tax credit that would benefit sellers.  The credit will now offer a $6,500 tax credit to home owners who sell their primary residence that they owned for at least 5 consequtive years in the past 8 years.

The income limits will also be raised.  Individual from $75,000 to $125,000 and couples from $150,000 to $250,000.

Other people are saying that the increase in income may be too generous… giving a helping hand to those who really do not need it.  On one hand, I agree with that.  I feel like this government money should only be used to help those in need, not those who make enough money that they could clearly adapt to whatever income problem they might have because of the economy.  On the other hand, there are people who have had sudden income changes because of the economy and even those who were well off, are now stuck in homes about to go into foreclosure.  Maybe this well help them avoid the foreclosure?  I also suppose if it gets more movement into the housing market and more money flowing, it may be of some help to the economy… and therfor… everyone.

All in all, my husband and I are very pleased to hear about this extension.  Now it’s just a matter of them making it official.  Hopefully they do.
