Default Ohio Housing Down Payment Assistance Programs

I am going to use this thread to post the current first-time homebuyer grants and assistance that I know of. If anyone has information on Ohio please post it here. For other states/counties, please create a new thread and post what information you have.

Definition: AMI - Area Median Income as defined by HUD (Housing and Urban Development).

Default Franklin County Down Payment Assistance

Provider: Franklin County
Eligible Area: Franklin County
Max AMI Limit: 80%

Maximum Amount: Up to $6,000 (up to $4,000 for down payment and up to $2,000 for eligible closing costs)

Description: Property must be located in Franklin County but outside the city limits of Columbus. The following property tax districts (first 3 digits of the property parcel number) are INELIGIBLE to receive assistance: 010. Got to Franklin County Auditor's website to determine parcel number**. Borrower must be a first time buyer or not have owned a home in the last 3 years. Borrower must attend a HUD certified home buyer education course. Borrower may not have more then $3,000 in liquid assets (excluding retirement/401k). Must have $500 of own funds. Cannot be combined with other types of assistance. County will place a 6 year note and mortgage on property (forgiven after 6 years as long as borrower occupied and no cash out refi's).

Default Ohio Housing Trust Fund Down Payment Assistance

Provider: Ohio Housing Trust Fund
Eligible Area: Franklin County
Max AMI Limit: 65%

Maximum Amount: Up to $3,000 (down payment and eligible closing cost)

Description: Property must be located in Franklin County. Borrower must be a first time buyer or not have owned a home in the last 3 years. Borrower must attend a HUD certified home buyer education course. Borrower may not have more then $5,000 in liquid assets (including retirement/401k). Must have $500 of own funds. If the first mortgage loan is a FHA insured loan, the borrower must have a cash investment of 3% of the purchase price. This down payment program CAN be combined with other down payment programs. No seller financing. CHP will place a 5 year note and mortgage on property forgiven after 5 years.

Default City of Columbus Down Payment Assistance

Provider: City of Columbus
Eligible Area: City of Columbus

Max AMI Limit: 80%

Maximum Amount: Up to 6% or $5,000 of purchase price (whichever is less) for down payment, eligible closing cost and/or principal reduction.

Description: Property must be located within the Columbus Public School Disctrict. The first 3 digits of the property parcel number must be 010. Go to Franklin County Auditor's website to determine parcel number**. Eligible borrowers must be a first time buyer (first time buyer is defined as an individual who has not owned a home in the last 36 months). Borrower must attend a home buyer education workshop. Borrower may not have more then $5,000 in liquid assets (excluding retirement/401k). Must have $500 of own funds. CAN be combined with other types of assistance. City will place a loan on the property for these funds but it will be forgiven after 5 years as long as borrower occupied and no cash out refi's.

Provider: Homes on the Hill
Eligible Area: Franklin County - Westside

Maximum Amount: Up to $9,000

Description: Down payment assistance through the Federal Home Loan Bank and Huntington National Bank. Clients must be purchasing a home on the west side of Columbus.

Description: Property must be located in Franklin County. Borrower must be a first time buyer or not have owned a home in the last 3 years. Borrower must attend a HUD certified home buyer education course. Must have $500 of own funds and save $1,000 in reserves. If the first mortgage loan is a FHA insured loan, the assistance may only be used for closing costs and may not exceed $2,000. This down payment program cannot be combined with other down payment programs. Liquid asset restrictions may apply.
